RULES AND REGULATIONS

The Studio must be used for music rehearsal and/or other content creation only. NO LIVE-INS. This is a studio, not an apartment, not a club. Keep the atmosphere professional and clean. Licensee and licensee’s guests are restricted to occupation of the studio space for no more than 15 hours per calendar day. In special cases when a licensee needs longer studio use within a calendar day, prior written approval must be given by management.

Licensee shall provide Lockout Music Studios with a written list of the name, phone number and email address of every person (other than clients or other business invitees) who is authorized by Licensee to use the Studio, and shall promptly notify Lockout Music Studios in writing of any changes to this information. Only authorized users whose name and contact information as stated above has previously been disclosed in writing to Lockout Music Studios (each an “Authorized User” and collectively “Authorized Users”) may be given the access code to the Property or the Studio. No other persons shall be allowed to enter the Property and/or the Studio unless accompanied at all times on the Property by Licensee or by an Authorized User (when so accompanied, each a “Guest” and collectively “Guests”).

PARKING: No overnight parking (if not rehearsing). LOCKOUT MUSIC STUDIOS IS NOT RESPONSIBLE for towing or parking citations by the City/County/State.

Storage in Studio is only to be used for music equipment or content creation equipment.

Licensee is responsible for all conduct by Authorized Users and Guests. Authorized Users and Guests that violate these Rules and Regulations will constitute Licensee’s violation of these Rules and Regulations, and Licensee will be held fully liable for all of their actions.

No loitering in the hallways and no horseplay! Hostile behavior or disrespectful actions towards other users of the Property or Lockout Music Studio’s staff is not tolerated or permitted.

Illegal drugs, firearms, pyrotechnic, or hazardous materials are NOT PERMITTED on the Property.

No growing, processing, or storing (for commercial purposes) marijuana or cannabis products.

SMOKING IS PROHIBITED inside your Studio, anywhere else inside the building. and outside the building within 20 feet of any entrance. Smoking warnings and violations may result in a fine.

Public drinking, drunkenness, or underage drinking is illegal and will NOT be tolerated!

Any modifications to the Studio, including without limitation structural changes, painting or papering walls, installing any fixtures including but not limited to light fixtures and window treatments, or any electrical work, require prior written approval by Lockout Music Studios. Management approval is required for painting of studio walls. Management approved painted walls in any color except white or grey will require an additional $250.00 studio deposit. If walls are not painted back to the original quality and condition studio was received in either white or grey, Licensee will incur an additional $250 fee upon move out. For acoustical installations, wall or window treatments, see Rule 21.

Any damage to the Property caused by Licensee or Licensee’s Authorized Users or Guests, or by any other person allowed onto the Property by Licensee or by an Authorized User or Guest, will be charged to Licensee.

Licensee is required to promptly report any safety hazards to Lockout Music Studios.

Sound decibels in the Studio need to stay below 100 dB.

Lockout Music Studios has right to enter the Studio at any time for any reason without notice.

All exterior doors to remain closed at all times to help ensure safety of other customers and security of equipment. Customers may only open exterior doors for their own guests. Leaving exterior doors pried open is cause for studio license cancelation.

Any items left in the hallways or on site will result in a one hundred and fifty dollar ($150) charge.

No display of advertising, art or anything flashy in the windows that can be seen from the street. Black or brown curtains or window coverings are fine.

If an HVAC remote or control is broken, Licensee is responsible to replace it.

HVAC must be shut off when no one is in the Studio. First offense: WARNING. Additional offenses: $50 fine or termination of Agreement.

Only professional grade flame retardant acoustic materials, wall, door, window or ceiling treatments rated by the State of California may be used in the Studio. Management approval is required for any acoustic materials mounted to studio walls or ceiling.

No cooking items including but not limited to hot plates, MICROWAVES, toasters, air fryers and ovens. Mini-fridge is permitted.

No candles, incense, sage/herb burning, oil lamps, portable/space heaters, or anything else that has a live flame or heating element.

Food trash (including open bottles and any food not inside a sealed container) attracts roaches and may not be left in the Studio. Last person to leave the Studio must deposit all food trash in the dumpster. No trash of any kind shall be left in the hallways. After one (1) written warning to Licensee for violation of this rule, Licensee shall be assessed a $50 fine for each subsequent violation, which shall be paid with the following month’s License Fee.

No animals except licensed service animals. A service animal is defined as a dog that has been individually trained by a qualified animal trainer or training organization to behave in a public setting and do work or perform tasks for the benefit of a qualified individual with a disability, including a physical, sensory, psychiatric, intellectual, or other mental disability, including but not limited to visual impairments, deafness, seizures, mobility impairments, and post-traumatic stress disorder. Service animals in training, emotional support animals, and comfort animals do not qualify as service animals. Service animals must be vaccinated for rabies and be free of fleas, ticks or a disease that would endanger people or other animals. Service animals must be leashed at all times except when in the Studio. Aggressive or misbehaving service animals shall not be allowed.

Any commercial use of the Studio shall be in full compliance with all applicable laws and regulations, including any required permits, licenses, and approvals.

Licensee shall not cause or permit any activity on the Property that constitutes a nuisance of any kind.

Licensee acknowledges that security cameras are located in the hallways and entrances of the Property. Licensee expressly acknowledges and agrees that images and activities of Licensee and Licensee’s permitted users (including guests) may be recorded by said security cameras and that said recordings may be preserved and used by Lockout Music Studios for purposes reasonably related to the enforcement of the Rules and Regulations.

AC Unit Warning. Do not put electronics or other valuable items directly under AC wall units in the studios. Occasionally, the units do leak water as part of their normal operation. Lockout Music Studios will not be responsible for damages due to water leaking from your AC unit.

License Fee Payment Remittal. Lockout Music Studios will not accept cash transactions for License Fee payments. License Fees are to be paid by ACH(Checking account) through the Lockout Music Studios website, or through VenMo, PayPal, CashApp, or Zelle. Any fees incurred by Lockout Music Studios from any payment app payment must be paid by Licensee.

Crypto mining and storage of crypto mining equipment is strictly forbidden.

Key Policy.
(a) Licensee receives (2) Studio keys/access codes and (2) building keycards/user keys.
(b) Additional Studio keys are $5.00 each, building access key cards are $25.00 each, additional users on Lockt/OpenPath are $20 each per user.
(c) If physical studio key is lost, replacement cost is $5.00 or $25.00 for key cards.
(d) Only Licensee or Authorized User can have keys.
(e) If lock needs to be changed, there is a fifty dollar ($50) rekey charge.
(f) All Studio and building keys must be returned upon vacating Studio in order to receive any deposit refund.
